You missed an important item: Depending on how a person does #1 or #2, it could get them: A fast-pass to the "Principles Office" for "bullying" and now there sitting in "detention".... 

The thing is huge and just sucks to have it sitting empty outside of me hanging out in there with a couple beers and a TV on nice days.

How long do they sit on the market, are you finding them in move-in-ready condition, or will they need work before you move in? 

I got about 1.2M just sitting here would like to put to work.
