Those by far annoy me the most, they barely add value or any I think one of the issue's with your thought of folks should search the site first..

I sure have to learn the terminology and implications of certain aspects and im sure I will but it very much helps having such helpful resources as the contributing folks in the forum here.Thank you all for your support!

If interest rates drop, a ton of people are going to get in and real estate prices are going to go up a ton if you’re back in bidding wars.

Plus new folks do a very poor job of screening the buyer for Ability To Repay (ATR) which involves pulling full doc and calculating the borrowers DTI, honest income, honest debt payments, prior debt payment histor (FICO) etc etc.Plus shockingly (or shocking to sellers) if you bought this investment house, fixed it, then are selling with financing you are selling "inventory" and y9ou owe taxes on the gain in the year of sale, you are NOT able to use installment sale to spread out paying taxes. 

Just want to make sure the folks running this are not buying helicopters and jet planes with our investment.Comments welcome.
