Haven't been on here for a while, but here's how it shook out:HML gave me an extension, I switched RE Agents, found a buyer, Angel Investor came in with the cash to finish the project and everyone got their money back (except me, I took the L as punishment so I would never forget my mistakes).

Way to be.What I really find disturbing about @Andrey Y. formula, besides it being so small, is that he effectively punished the people who are struggling the most by charging them full rent for not paying by the first.

Its like being punished for making the right decision to go to school, get a job, go to work, and NOT be able to by a house is disrespectful.

"They ain't gonna catch me and even if they do they probably won't punish me" doesn't mean you aren't breaking your promise.

Some states punish the landlord by allowing you to sue for treble (triple) damages.
