This was the standard procedure we had been following, and after the inspection there is a net14 payment that is, the payment will drop within two weeks if it passed inspection.

When investing in real estate, having multiple exit strategies is key.For a single investment property, make sure the numbers work for both scenarios: 1️) If you decide to sell the home, the deal should produce a solid return. 2️) If you need to rent it out, the rental income should cover expenses and provide a profit.Flexibility is what saves you when things don’t turn out as planned.

Also, it goes without saying that if you make a procedural error (very likely as the process is designed to trip up the unsophisticated landlord, and all tenants have the right to a pro bono attorney), then you have to start the process again from scratch. 

So they engaged me to produce results..

Some of our deals produce out size returns, but most are in the mid teens.  

That's not a profit producing activity for a Broker / Property Manager as 99% are tire kickers and the ones who will buy will buy without going on a date with you. 

I'll do that when I meet my investments are producing my final goal of $X.

They do an inspection, look for potential costs with repairs and produce a final report.

Why would one choose value adds that produce lower returns than can be achieved in other markets?
