We do not have contacts with private lenders at this time.

If you are skilled in each of the areas above, and you have enough in reserves to cover the costs of when things do not go as planned, then you can likely attract money from private money lenders who want to get a return on their money and they see lending to you as a low risk way of earning a better return than in the other passive investing options they have. 

NMLS does not regulate private lenders.

I should have elaborated in how the utilities are handled.Septic is the only private utility, and thus is my responsibility.

Validate their Legitimacy:Ensure the company is properly licensed and regulated, particularly if you're working with private lenders.

I've closed a bunch of loans with Kiavi, Roc, and a few with ABL, I also closed with RCN, Easy Street, Lima One, and some smaller private lenders.I've come to the conclusion that the experience at the lender is not globally good or globally bad. 

Is there a private entrance/parking or room to make one?

They are on a big push to get back in the game though, have you seen their recent ads stressing that they only list private homes?

HML is expensive, better to use private money from friends or family.
