Hi,I would recommend making it vacant.Traditional Owner occupant financing requires the buyer to take possession within 60 days.

I would never do a post-possession without seeing the property unless we keep 80% of the fund on an escrow account contingent upon the seller vacating and the condition not being worse than described.  

On the other hand, I am technically taking possession of money from the "gain" which is all deferred as part of the Opportunity Fund. 

We also included a few changes to the "lease" in the notice, as well as all the other requirements (demand for possession, termination of lease, etc).

It is a little tricky and risky, but possible, you would need to make arrangements before the auction with the auctioneer and permission of the trustee to have  immediate possession of the property.
