Both of you is correct actually, based on Citibank family office survey, most family office ae going to do this in 2024:- move higher allocation to institution grade debt investment in the range of 25%- direct real estate investment (rental) in the range of 10%

Right now around here (I live here in your market) if you are talking basic turnkey - nothing specialized - you're going to be right around $200/sf finished, not including permits or ancillaries (IE you need a bigger septic system, you have to do major grading work for the addition, etc).
