If you are looking for properties where you can lean into a renovation and force some equity, I would recommend looking in some towns dotting the perimeter of Raleigh.

I work and live near the perimeter of Atlanta and it's a sold market (job, family oriented, new developments..).  

Caulk the ends good around the tub and perimeter and it will be just as waterproof as tile.
