@Ashish Acharya I have found that I get better terms for personal loans. 

House hacking is a great starting strategy, especially with FHA loans.

You don’t have to pay $20k+ to learn to broker loans. 

Pretty common, you can definitely use commission as down payment conventional loans and not have it count toward IPC as long as you're on the loan.

That is part of the problem with a lot of companies (I am not knocking insula as dont have all the info/facts just stating how the business works), they engage brokers to get them loans and the brokers collect a small fee. unfortunately many of the brokers may be similar to real estate wholesalers - have little to no experience. 

Did you try a local CU or bank for a construction to permanent loan?

Couple is divorcing, husband wants to keep the property; wants ex-wife's name off of property/loan.
