I will be taking a little pause (about 3 months off) around Christmas or New Years for the birth of my first child and for some stuff I need to do professionally, but I plan on getting back at it next summer and having those 2 units completely up and running by the beginning of May 2018.

There are a ton of great deals out there, if you are going to be in this for the long haul, hit pause on dropping $15K on something your not sure about, and further your education.

While some do very well, I have seen posts where people have touted these large returns to try and entice HML to provide them funds for a deal, and after talking with them it was evident early in the conversation they were not a skilled investor.In regards to areas to invest - I can only speak to DC right now which I have paused buying properties in my market as there are too many investors overpaying right now and while I will buy if the price is right, I will if the price is right.

--- Now if you're trying to refinance and take the cash back out sure it would affect that and you would be on 'pause' from being able to do so, but you wouldn't be loosing $ on this investment, you would still be cash flowing and making a profit.
