A excellent honest landlord would want to have a check in list and have the tenant present and also on the checkout so everyone is on the same page, and it is best to show the tenant the check in list and go over everything and have it in hand on check out this way the tenant cannot say the landlord over charge on anything, and an excellent landlord doesn't need 30 days to see if there is any damage and most landlords like to hold the deposit, as long as they can because they could be running their business on a shoe string and need the extra money.Joe Gore

I'll do draws as they go, but never more than it'd cost to have someone come finish the job.My experience has been that even when you find the ones you can leave alone they only last about 6 months before getting comfy and over charging or getting sloppy.

PMI companies all come in with identical pricing for >90% of scenarios, no matter how hard you shop it, barring certain wholesale pricing deals that some institutions have, and lender incompetence (I've won business because someone else was overcharging for PMI due to data entry error... no one thinks to shop by PMI rate, so many do not double check their work).
