@Jorge Liang I have regular exterior pest control at several of my properties.

It's kind of got my mind trying to find a time arbitrage situation as opposed to an interest rate arbitrage.Like, is there any benefit to borrowing money on a 30 year term, investing it, and getting it paid back in 3 years?

As an investment property owner, this means less maintenance and fewer unexpected expenses from storm related damage, often resulting in more affordable insurance premiums, less wear & tear on mechanical equipment, roofing materials or exterior surfaces.

The bank wants the deal to stand on it's own as opposed to looking at the entire portfolio that I created.  

Lesson learned: stick to cosmetic fixes unless you’re ready for the stress of a full reno.If house hacking isn’t working in your area, maybe look into single-family homes with ADUs or just an extra bedroom with an exterior entrance.

Collateral is valued using certified appraisers as opposed to "drive by" AVM values that the PPR fund relies on.I could go on.
