I use that term to mean someone who is not skilled or not willing to put a lot of effort into it as opposed to "amateur" referring to someone who is new to it.

If it is only lets say 2-3 years, at least you know you can roll out your money in 2-3 years when you leave, opposed to maybe many years into the future.

This will give you a feel for the numbers in realtime.Second, I'd advise looking hard at the travel nurse/corporate travel market, as opposed to general tourism market.After arbitraging for 6 months to a year you'll have a very good idea of where to find your 20% CoC opportunity.

(My assumption is it may be tough to prove enough material participation if using someone local to manage.)Two things worth noting:1- I'll be discussing with my CPA in-depth soon, but would like to hear other's experiences on this.2 - The main reasons I'm looking to STR's is the tax benefits (Cost-Seg) & appreciation that comes with buying in these areas opposed to the mid-west where I look for long-term rentals..

Other benefits to purchasing turnkey if you as a buyer is out of state or out-of-country is the knowledge and experience the turnkey provider can offer with such things as the best local lender for DSCR loans etc or guiding the investor on setting up a local LLC if the buyer chooses to purchase through a company as opposed to one’s personal name.

This is a place for people to gain knowledge and education and ask questions to get guidance.I have seen sites where GP’s are not allowed to comment on posts (or even see posts in some instances) that were from a ticked off investor and personally not a fan as if someone can throw shade at another person / company without any consequence and / or allow the other party to respond - I feel like it’s just another form of censorship which I oppose

Living in an "appreciation market" (as opposed to "cash flow" market) is tough because 80% of the strategies talked about on BiggerPockets don't work well here, especially if you want to live in a half decent area.We looked at 2-family properties, but ended up buying a 2BD/2BA fixer-upper condo in an area that still allowed us to live life how we wanted.
