When you do find legitimate ones who have the cash to close, nurture and remain loyal to that relationship.

Unfortunately if there was a quick and easy way, everyone would be doing it.To build a pipeline you need to take consistent daily action to grow your database and nurture your leads.

Are you nurturing the relationship with your Agent so that they are sure you are financially prepared (have you provide proof of funds) and 'ready' to jump when the property is located? 

Here are a few tips to consider on your journey.1)Find out where the local RE clubs are and figure out who is doing well in your market & who has been thru a few real estate cycles.2) Learn how to use a financial calculator (HP10bii) & how to apply it to investing.3) Study how to negotiate.4) Learn how to sell 5) Study Marketing6) Understand title 7) Learn how to value a property8) Nurture relationships with potential investors & private lenders9) Learn property management skills10) Make it mission to become extremely unique in your market on solving problems that will pay you well.

Nurture those relationships & you will never have an issue raising capital for your deals.

I personally am nurturing all of my investors.

We spend countless hours nurturing both current and past clients in order to mark sure we are reaching their needs.

While driving to and from the property and while working there, I tune into a bigger pockets podcast every single time, get in some sweat equity to bolster the "jump start" into investing, nurture a healthy relationship with my contractor who I intend to employ indefinitely, learning about his strengths and weaknesses, all while taking so many lessons with me into the future.Actively participating in the rehabs is NOT my long term plan, but for where I am at in the journey, I feel perfectly positioned.

I wish I focused on building and nurturing more relationships with my fellow classmates.
