I love a good creative financing transaction when done safely and ethically.

My 2 cents but I would rather buy it and put $60k and finance the $240k at 7% than $175k at 4.25% and have to deal with a wrap etc. 

I’m at the stage where I need to get my finances more organized.

I can run and model numbers and am a CPA so comfortable with the finance side of things.

I have been reading many books on finances, rentals, and real estate and feel this is an area I can have more "control" over my investment rather than placing it all in my 401k and hoping for the best.

Take your time and look for other financing strategies with less risk.

I'd love to have long term rentals in Barcelona/Valencia but unless I'm getting a crazy good deal, this approach will require a lot of capital for the downpayment requirements of 30% for financing.
