The only action controlled by the temp setting, is the length of the cooling cycle.

Long turn average doesnt do you much good if you have to take the money out in a down cycle.

We’ve worked together for about 2 years now, and he is focused on the operations side of the business.There are many solid sponsors and operators in this asset class, some newer than us, and some older – and quite a bit of new money coming into this space (part of this is where we are in the market cycle, and other asset classes being overpriced like apartment buildings).I’ve personally had several conversations with @Jefferson Lilly (and met him at a conference), and he knows the space well.

The unit was 20 years old and most of what was replaced was at the end of its life cycle anyway .

Keep in mind though Timber is highly regional when it comes to Harvest regulations , Growing cycles , Species  U have hardwood and softwood.

You may be buying at the “top” of a market cycle.

It has happened for hundreds of years, and will continue to happen, as long as there are boom and bust cycles.

The yields of the past aren't happening today especially paired with Cleveland increasing taxes on average 50% during this latest cycle.
