Join the military.  

Just musing ahead 10 years or so.With states now mandating the phase out of Gas/Deisel cars  How are MF owners going to attract and keep tenants that will now have EV's in the next 10 to 20 years ?

If you want to do LTRs near military bases, then just focus on that.

Since we are in rent up phase in overkill mode on marketing.  

In my mind, out of state investing means extending the education and research phase and pushing the 1 year goal to maybe a 2 year goal.

I can relate to that comeback feeling – when I first dove into real estate, I came from a similar background in military leadership and project management.
