About the wind i do live in Colorado but i assume we connect the carport to footings and anchor it for something like this .. plus permanent install translates to a permanent land improvement instead of just sitting it down on the ground and calling it a day Build a carport out of wood/metal and make a permanent structure.

It seems like the previous owners or manager used a piece of metal to cover up that leak since the metal was rotting of water.

The entire dropped ceiling is being replaced with new tiles and the metal brackets holding the ceiling are being painted white instead of the off white they currently are.

I had one tenant I found out when they moved out had lost the feet/rollers to the metal bed frame so i ended up with 4 points gouged into the flooring.

Metal water pipes start filling in as they get older, check the water pressure to see the condition of the pipes and for leaks and don't forget to check for leaks in the drains. 

Although a metal building similar to Self-Storage in concept, totally different customer base. 25 by 45-foot bays, with 14 foot roll up door and a walk thru door, with light electric.  

However, the metal and concrete/masonry that remains in good condition should be ok.

He has metal sheeting nailed to the roof to hold the tarp down because of heavy winds.

I need to find a better solution for both concrete paint/coating for high-traffic areas and flooring (I have had tons of issues with LVP with water from entrances and separation and unlocking), and I want to know if it is worth spending the extra money on metal roofing due to its durability.I look forward to hearing about your experiences!
