I signed the 40 pages of documents, and missed that small, singular checkbox on page 20 which said the rate wasn't locked in.Fast-forward 1 month to today, 3 days prior to closing, and to my surprise the interest rate on the loan closing is 1% higher than what was originally discussed, costing me tens of thousands of dollars over the life of the loan!

You can look at portfolio lenders if you are looking to purchase singular deals or multiple under a blanket loan but there will be an underwriting process for each property that you put under contract

I did a substantial bathroom and kitchen remodel as well as removing the old singular oil furnace (Which I footed the bill on since it wasn't a split system) and added central air and a separate upstairs unit so the tenant now pays their own heat.

While I am a big fan of the owner finance BRRR, I don't singularly rely on it as my income method. it would be silly to think one form of an asset could give me all the money I need for my lifestyle, yet that's how most people approach real estate investing.
