Hey Daisja - we host a monthly Real Estate meet-up with different topics on a monthly basis at the Brier Creek Carolina Ale House on the third Thursday of every month from 6:30-8:30.

This was a free REIA meeting, and I had been to several seminars and trainings filled with vague and unhelpful common-sense information before. 

Meeting the team personally has some value but I have worked with dozens of investors who have never been to Memphis and never meet me face to face. 

Because you can assume no Section 8 tenant has good credit, my leasing decisions had more to do with meeting each tenant myself to get a gut feeling based on their communicativeness, timeliness to showing, what questions they asked, whether they looked me in the eyes or avoided eye contact, etc.The downside of section 8 was the annual, then bi-annual, inspections. 

I am thinking of trying to get a network of investors to meet regularly to exchange ideas.

Also since it's a 4-unit it would need to meet the sustainability requirement. 

Meeting some people tonight there to create a scope of work and do some additional discovery.
