You can do better than hard money if you have investor experience.Several investor friendly lending outfits out there right now but you won't pay prime.

Turkey providers in the Midwest would be a good start and I would only work with Turnkey providers who look and feel like a real business, not a small outfit that does a few a year in their spare time while they punch the clock during the week.

Furthermore, the trustee in the foreclosure is related to a "buy homes" outfit, which I thought was odd. 

Never heard of anyone hiring out an abatement outfit for that.

There are outfits out there who will actually mentor you to make money in this business.  

 Depending on your needs, an outfit like Bang It construction may be a contact to have.

You need to explain what you are doing better, and talk to someone who runs the outfit instead of some yahoo at the front desk who only follows marching orders.

some outfits do this and i just refuse to sign it. i also refuse to sign the due diligence form some try.
