It'll range from - no problem link a bank account and continue payments to you have 30 days to pay back the loan or we'll default it.

When I first began investing and relied on friends and family investors I was normally in the 30/70 split range.

For pure residential, ranging 0.5-2mio USD, I’m seeing something like 5-8% outside of central Tokyo vs 2-5% in central Tokyo. 

You can get solid cash-flowing single families in the 90-120k price range and duplexes in the 130-180k price range.

Not to say that you'd pick crappy materials, but contractors with experience have manufacturers and suppliers that they know guarantee their products and that helps them know they can stand behind their work.
