You need to showcase the 3 pillars of conversions, in a light that aligns with what that audience's ideal cash buyer to work with is.Social media is a perfect outlet to showcase who you are, what you are like, and what it would be like to work with you, all of which are essential requirements for a conversion to take place.So Social media is not just another strategy to try out on its own stand-alone.

I only ask to be heard, and to hear my story and perhaps for the newer investors who are just starting out it can shed light on how hard this path can be.  

I don't know the city well, but seems to be light on demand drivers other than Baylor University. 

They're already there and given the holiday season, probably the traffic is light, so you can chat then up for 10-15m about the area, rental class, as well as any remarkable developments in the area that would positively impact that home/area. 

So this bank did the final part of their underwriting 2.5 months into the process while my 2nd lender (the one that I finally went with) was able to give me the green-light after only 2 weeks...

I love cabins, and the RV park space, but like anything else, it's about NOI and there is a ton of blood, sweat, tears and busch light that goes into that number.
