There are rentals, fix and flippers, lenders, tax liens, note investors, STR, commercial etc.

If its not someone you know the lender will dictate the terms.

Building an ADU is a nice way to add value but you won't get that funded by a lender. 

Lenders usually determine whether properties are lendable based on the debt service coverage ratio. 

For the vast majority of Conventional, FHA, and VA mortgages you are only guaranteeing the lender that you'll live in the property as your primary residence for a minimum of 12 months.

It is debt you are obligating yourself to and lenders and the federal government think of it that way.Missing a payment doesn't mess up your credit, but it does mess up your day when you get sued or prosecuted. 

There's a post right above mine from a lender... there's always a lender offering $$$ even when people can't afford it.
