If you are honest and transparent with homeowners, you'll find a consistent pipeline of deals.

I know you don't want to deal with tenants and their problems, so why not either:A - Buy a NNN property where you don't have those problems, but still have cash flow,...orB - Take your $500k, and partner up with another investor where they deal with the tenants.

Back then looking at more deals would eventually get you a "quality" deal, today it will get you a deal in the hood.

So far, this approach has saved my team so much time when sourcing on market deals.
