Yes I own two that are near 100 years old and I will tell you they are a pain in the you know what compared to all of my post WW2 properties especially post 1980… layouts are better in the last 50 years and energy efficiency is better and I can keep going… HOWEVER to reply to the other aspect of your question, I’ve found appreciation is better with older properties in areas of the path of progress.

My goals are to start building an investment portfolio of professionally managed (I could tell you all the reasons I will not do it myself) multi-family properties and, in time, develop a property in the Northwoods (Wisconsin/UP).

My ultimate goal is to become successful with my real estate investments so I don’t have to rely so much on my job and be able to spend more time at home with my soon to be wife and future children.

That is probably a good start to setting the goals you need to achieve to make the dream happen.

Once you're ready, create a goal (e.g., "I will buy at least one single-family home, duplex, triplex, or fourplex before the end of 2019") and then do it.

That limit has bounced all over the place for the last 50 years and is subject to congress' whims.
