We just really wanted to see if we can get something back because they are really bad at the job and have cost us many thousands of dollars (if not more).   

That creates a really nice price / rent ratio which is favorable for investors looking for cash flow.

Plus, you get amazing appreciation potential due to how much population growth, job growth, and companies moving and developing here.

If you dont need the leases it can be nice because as soon as you get near completion on your rehabbing you can get your disclosures out, esigned, start your appraisal asap, and get the process moving quickly versus waiting around for tenants, lease ups, and all units to be rented.Best of Luck ~

@Sophanara Khoeun you mention that you have no time as you have a 9-5 job - so, do 99% of investors!

If it's rehabbed nicely, then you will no issues finding a tenant.

Turnkey or close to turnkey would be nice, but willing to consider a fixer upper for the right opportunity. 

You're netting $5k/mo and have no cash available and you're working a civil engineering job?

But day trading is a job at best and a nightmare at worst. 

If you live there 2 years or more before selling you will be exempt from tax on the 1st $250k in profit which is a nice bonus.
