You don't want to disclose that you've conducted an extensive personal investigation into her situation, especially if you’ve gathered information not directly from the application process.

I've come across quite a few deals but haven't investigated since I don't currently own anything that is out of the area.

.- I was able to get access to private investigator software to find the true owners of these properties since conventional skiptracing produced poor results.  

I arrive the day of to investigate. 

They did their investigation and their conclusion was that I was correct in my allegations and they saddled him with only a $6,000 fine. 

You might find out any issues they have going on, if there is an investigation etc.

Might want to investigate where you think the trash is coming from maybe there is a school nearby and the kids are walking past and just throwing trash down but I would invest in another trash can or just might have to come a little more regularly to pick up the trash so there is no complaints from the neighbors.  

If they do see mold, investigate and remedy.Review the EPA Mold Guide and share it with your tenant.
