Don't forget that Airbnb is sending messages, as well, so you will be doubling up.I have 3 auto messages:(1) Booked instantly - I let them know we are looking forward to their visit and highlight the unusual things about the listing that they might have overlooked about the listing and let them know they can cancel within 48 hours.(2) Morning after check-in - Asking them how their stay is and if there is anything they need.(3) 5:00 pm the evening before check-out reminding them of the check-out time and instructions.8 days before check-in, I send them a manual message reminding them of the upcoming booking and asking them for their ETA for an in-person check-in or instructions if they'd prefer a self-checkin.

New user, first time post.Trying to gather info for an HOA Board about possibly having the HOA buy 'bulk' cable TV, Internet (Wi-Fi) with VOIP for use by each owner in a 55 year old and over HOA with 62 dwelling, plus a clubhouse with at least two additional TV usage locations (main clubhouse room, plus exercise room).Cox/Xfinity is the current supplier for the entire property which only has coax cables installed on the property below ground.

The differences in bed/bath counts actually do not matter that much, but typically sqft does.If you are off by even $100/mo per unit rent-wise, this could turn an 8% CoC return into a 3% CoC return instantly - in which case you'd have been better off just putting your money in the S&P500 and not a rental property.
