Usually when I close on a house, the insurance company sends out somebody to do a visual inspection.

This includes preparing the property for renters, pricing it right, marketing, application screening, collecting rent, dealing with unpaid rent and other lease violations, security deposit disposition, inspections, and so much more.

Fortunately, the Short Term Shop teaches you all of these things once you are under contract and through the inspection period.  

Typically repairs are something they would coordinate with tenants - did they inspect the unit, indicate they would be the primary POC going forward, etc.? 

The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.   

And it was risk money what if I never sold a one.. as it was I made 600k in one weekend.. well had to follow up with all the escrows and inspections  but you know what I mean..

I’ve gone through purchases, sales, 1031 exchanges, remote inspections, and repairs, all handled smoothly with minimal involvement on my end.

The guru your son is learning this technique from is likely not telling your son that the deal will almost certainly encourage your son to get an "off-market" deal from a "wholesaler" who is unlikely to properly disclose the details of the property or encourage an inspection.
