Good lesson on what not to do in rising interest rate environment.

We live in a very different environment now. 

There are spores I the environment all around us.

That is pretty significant particulary in an environment where interest rates are dropping.

Not easy to do, not in a heavily regulated environment. 

However, I am in constant communication with banks and in this environment I more often hear banks take the position of we want to see a depository relationship of XYZ percent of the loan amount in order for us to lend you real estate funds rather than take the position of offering better terms than other borrowers because of your depository relationship.  

So far I've read that it may be difficult to get some of the irrs that are marketed since there has been a bull run across real estate with a low-rate environment the last decade and I would love to hear thoughts.- What are the "usual" investment minimums for a deal?

Your management has to be top notch, your marketing has to be top notch, your pricing has to constantly change with the environment, your design has to be incredible and the photos have to trigger that booking response.

Who can afford a rehab  bill 30% even 40% higher then what has been an exploading cost environment.
