Digging down is a project I am just finishing up.... it is exhausting but potentially worth it.

Such as unplugging smoke detectors, flushing things down toilet not meant for the toilet, etc...

@Enrique Toledo  If the seller is firm at 10% down, you can always get a personal loan for that 10%. 

You only need 5% down.

I have been trying to save up money but it is not near a down payment for a traditional loan.

Hi KyleThe way most real estate for sale is priced these days there’s little to no cash flow after debt service with 25% down - borrowing a down payment would put the investor in a negative monthly position. 

Most sellers are going to want 20-25% down as it’s going to cost them 10% to sell.

@Pranita Maldikar Unless the seller is a family member or personal friend, I'm not sure why you'd want to put that much money down on the property.

@Luke Hamlin you can buy a second home with 10% down with a Conventional loan.
