The Roth portion of another qualified employer plan like a 401k, 403n, etc can be rolled over into the Roth portion of a Solo 401k.The solo 401k does provide the ability to do an in-plan conversion of tax-deferred funds to Roth status (with the corresponding tax implications), and allows for generous new Roth contributions up to $18K per year.A Solo 401k is exempted from Unrelated Debt Financed income taxation (UDFI) when using mortgages to acquire real property.

I don't have calculated statistical data to back this claim up, and it could be regional, but it often seems that appraisers are more generous when it comes to appraised market rents than they are when it comes to value.I'll not bore you with the math, but the arithmetic is more generous if you do not intend to live in the property than if you do intend to live in the property (If you aren't going to live there, it is in theory possible to have a calculated DTI of 0.000%... which is in part why commercial financing uses DSCR not DTI).

Achieving economies of scale may best be attained through volume, but learning how to do it on a small scale will pay generous dividends later; pitching the concept to investors will be much easier when you can show concrete results, and extrapolate from those results instead of being forced to rely solely on projections from a concept.

@Frank Jiang was very generous with his time in coming up with a hypothetical scenario for you, but I'm guessing your debt payments are even worse, since he's assuming that your car and house payments are (roughly) based on the current balances rather than the original principal.
