Insurance was a huge challenge, but BiBerk (a Berkshire Hathaway company) was willing to write a policy for us.

Its a great way to get yourself into the RE investing game.

In the future, either get your Real Estate License so you have access to the MLS, or make friends with a realtor so they can get you comps to get an ARV.  

I asked him a lot of questions about the business and as soon as I got home I was doing research and joining RE forums focused on multi family.

I've consistently written about the forces of nature and her current and future effects on the real estate market (even while often being ridiculed and politicized on this very site for it) regardless: I personally moved and invested in coastal Oregon in 2018 from Venice Beach Los Angeles partly as a result of the trajectory of climate and have assisted several clients that specifically purchased on the Oregon Coast for their own 'climate havens,' investment and future retirement homes. 

He is correct that a single ADU in a single family zoned area is unlikely to return as much as the hands off cost and is one of many reasons that adding a single ADU in most single family areas is not a good re investment.  

If you are comfortable with the rezone process I would look at this, and perhaps you can still ADU in future after the rezone.

I'm interested to know because you invest in the South side what do you see as the perks in the future investment there?
