We also get applicants that come in looking flashy (expensive purses and shoes, wearing a lot or jewelry, driving an expensive car), and oftentimes they are seriously unqualified.

A multiunit LTR is lower risk, although admittedly not as flashy and shiny, and would be the better investment in todays market.

I'm usually more like you where I'll take the small mom-and-pop shop that works hard and charges less versus flashy expensive companies.

There will ALWAYS be wolves coming for your food, Buyers in this case...If they understand the you do good, fast and profitable business, That YOU make them consistent money, they will learn YOUR value and thus, turn down alot of the sort term, flashy money.....

In this market (And the fact that you are located in LA where every other car is a flashy car), I suggest the highest limit possible.

We are not flashy, our house is nice, but not a masion, I wear jeans and a t-shirt, my watch is a $400 Citizen, which I love because it runs on light, we shop groceries at Costco. 

A flashy car, jewelry, and a beach mansion are great things that most of us want, but they can’t give us long-term joy.

In the meantime, I'd just suggest adding security features and making sure your house is flashy enough to stand out. 

I don't like to dress up and I don't have a flashy car :)
