Have you considered creative financing options like joint ventures or seller financing to reduce reliance on outside capital?

So a loss of about 55k We did a lease to own option so I could immediately take over expenses but keep their primary resident loan and interest rate.We agreed to a deal which would cover all their expenses at closing, their remaining loan balance, and $45,000.

Not saying you shouldn’t move forward, just that all options should be on the table!  

Also, after a year, the mortgage hasn't been paid down by much, especially if it's a 30 year mortgage.The only challenge you may run into is if you purchased it using a low or no money down mortgage option like FHA or VA lending.

Please advise on how to accept a colleague request...the 'accept' option isn't showing and 'notifications' does not activate when selected.  

I've been doing some light reading, and it sounds like refinancing that property and using the proceeds to reinvest elsewhere might be a better option. 

Make sure you get into a property than can support both options.

Creative financing options like seller financing or assuming a low-interest FHA loan can also help you secure better terms.

Talk to the seller, but options are to cancel the sale (and risk losing your deposit), renegotiate to lower the price to allow you to fix the problems or ask them to fix it. 

I reviewed about a dozen options.
