There are about 3 new unrelated facilities being built within a 3 to 10 mile radius.Some other factors that I would think should be considered, but please correct me if I am wrong, would be:- Job growth: Over next ten years our city is predicted to be 49.4%, which is higher than the US avg of 33.5%- City & Surrounding Area Expansion: 22% year over year housing increase (the capital which is Boise saw only 10%)- High Visibility - from the freeway since it's up against it and at an exit. - Traffic Count: 15k daily on main road near property and 190k daily on freeway just in front of property.- The city (5min away) redevelopment with new theatre, city walk, shops, outdoor skating, and more family friendly updates.- REIT's have purchased several facilities in the Boise metro (surrounding cities) area and are building (I wonder why??)

The demographic is higher-income, and there is a robust increase in building permits for multi-family structures, suggesting a readiness for upscale, possibly expansive living spaces that could attract premium prices.Specific Focus: Scottholm area offers lucrative opportunities with 4+ bed houses selling for $300K+ in the past 6 months.13206: Emerging Market for AffordabilityTarget more affordable, multi-unit or single-family homes.

For me - I must have value add - whether that means expansion, increasing rates, occupancy %, moving to automation and managing remotely etc - there needs to be a for sure way I can add value and streamline operations.

Assess zoning maps and land available for competitors or expansion in existing locations.2.  

With the 10yr rising from 0.31% in 3/2020 to 4.55% now, and if one believes in the data from Soviet mathematician/economist Nicholai Kondratiev, the interest rates along with GDP, follow long 50-60 year cycles of Leverage Up/De-Leverage, or expansion-contractions.

There are 2 huge ongoing projects being the ongoing expansion of Pennovation which is the robotics labs and office space for UPenn.

Look also at land banking some of these lots, if you want to build 3 homes, located them close to each other that may leave some space for future expansion if the first round is successful.   

Each new job will increase the demand for housing.In ConclusionWhile nothing is guaranteed, the combination of population growth and limited land for expansion virtually assures that prices and rents will continue to increase.Thanks for reading my post.
