Your strategy is exactly what I’m attempting to do in Tucson.

It's hard to tell if Josh knows this and is just trying to blackmail me in an attempt to get me to try to work on his behalf in twisting the sellers arm to do what Josh wants.

If you set up this new endeavor, the 10 cabin property, improperly you take the chance that things don't transfer and possible future legal issues. 

There are some accountants out there who say that the very act of doing a 1031 exchange is an attempt to avoid tax and so a 1031 purchase from a related party is a non-starter. 

i guess the moral of this story is: in any endeavor you must take action or nothing will happen!!  

I deleted it, and restarted it twice feeling ashamed that I had failed in my endeavors. 

At best, wholesaling may require that you obtain a minimal understanding and experience in these three “foundations”.Look, I wish you luck in your endeavor, and I sincerely hope you end up in the 1% that find wholesaling  to be a profitable business.  

Yeah, I think you may be missing an attempt at humor here....but then you are an accountant..... :-)
