Like you would go to the dentist if your teeth are aching rather than going to the barber.As I keep repeating when encountering this kind of chatter, everybody is entitled to their opinions but not to their own facts so let's look at the facts, shall we?

Definitely a scam. 

This is what can go wrong when you have beginners wholesaling who have no training in real estate, no experienced managing broker to go to for advice, no license, no E&O insurance, no knowledge of how to avoid scams, no regulatory body to answer to, no relationships with other quality people in the industry like title companies, lenders, contractors that they can refer to help people, etc. 

They will think you are running a tenant screening/tenant application fee collection scam. 

I'm all for calling out scam artists and criminal and holding people accountable to ripping people off.... but tread lightly and be sure you are sticking up for the right person.

It's important to work with someone who has firsthand experience with the challenges and rewards that investors encounter.

 There’s a funny Key and Peele comedy sketch called “ You can’t con a con artist when you’re also a con artist” where two scammers try to scam each other without realizing the other is a scammer.

I've never heard of somebody paying a fee before you even see the place, and I would tell anyone that it is more likely to be a scam.
