I am happy to accrue the $500 / month interest so long as they come through and eventually pay, but they have paid in the past, so I am hopeful that they will do so in the future.

Whichever direction you go, be sure to work with folks who understand this and gives you the confidence to take reasonable action - I'd personally take an okay investment and weather the storm for a few years that will eventually perform well, and do that each year - rather than take 3 years to wait for the best deal possible.

Eventually you'll start developing relationships with people in the market that will bring you off market deals, but they have to believe that you can close the deal.

When you move out you begin to experience POSITIVE CASH FLOW in which your tenants help you buy the property.....where eventually you own it out right, and now it becomes like a pension..........Predictable and Sustainable income for life.

If there's any equity there and they can't pay the mortgage they are going to eventually lose the house anyway. 

Though my property management company eventually took care of the eviction proceedings and repaired the property to prepare for a new tenant, I feel they were negligent in their duties.
