Because we're flippers we can't afford a landscape designer so we go with the style of the home, look at google images based on what kinds of landscaping go with that type of property and then we draw a map of where we want the beds and grasses to go.

And I feel your pain.On my FLA builds my GC was very well known to me and trusted if I did not have him I would have been were you are at stalled.. but for me I just paid cash for the lots and gave no deposit to the GC ( again long standing relationship) so when he finally was ready we just funded draws on completed work .

Same thing I still do  BRRRR method  Buy a SFR - 200k < and pay 15% down using a RENO construction loan Use the extra Funds to pay for first round of materials ( 30k or so )and Labor (20k ) and then request your "draws" to recoup your funds.

The time it takes for the draws from tenants and then the ACH transfer to you leaves you getting pain on the 7th or 8th of the month, the $1 ACH transfer fee is an annoyance that has drawn some complaints that are as petty as the fee feels, the new tenant application features are sub-par, and I'm not sure how well it properly informs tenants of the additional charge for credit cards as I got panicked texts about the added fee from a tenant already going through some hardship.

I see a fixed rate product advertised here on BP but not a HELOC type of product, where you can draw and repay on commercial property.With the DSCR loans, the lender requirements will change from lender to lender.
