Then they start paying a month behind and it just goes downhill from there.

However, my experience with them since then went downhill.

Honestly the best bet would be to liquidate quickly (at least priced to sell), the market is only going down hill over the long term.  

I am from the south side, 46614 is pretty good but parts have gone and are going downhill.

I have heard nightmare stories of agents doing PM work on the side and when a house sale comes along then the PM starts going downhill.

The 75 year old person can do well if constant maintenance is maintained but if things start slipping everything goes downhill fast.... lolJust like an old building or car in that much more to keep maintained.

We have about 18-24 months of steam left in this cycle of the economy and I expect things will slow down getting ripe for a down hill ride. 

If you do not, this tenancy will continue to spiral downhill until they owe you months of back rent and disappear into the night.Think back on your first interactions and screening process with these tenants.

With covid going on there is question as to whether in the short term things will go downhill for college rentals.
