Water leaks, problems under the trailer ie insulation falling, a tub cracking, a new roof, frozen/cracked pipes (usually in January- and plumbing companies simply will not respond to mobile homes), rotting siding, bad exterior doors etc.

Or just have a tenant sign a move in inspection docs that states everything was checked by tenant and is working fine?

I have lengthy conversations when tenants move in about letting us know immediately if there is a clog, to stop using the plumbing if things are leaking, that they will be responsible.

You can get a shorter, simpler one drawn up by an attorney, I know some guys use a nice clean 1 page doc, but if you're going to be doing a lot of business in Texas it's good to get familiar with the TREC forms.

I skip trace John Doe, but get connected or sent to VM for Jane Smith - who isn't on the FC docs, and doesn't come up under the "Premium" skip trace from REIPro that brings up spouse, relatives, etc.).

I'm asking him to gather all these docs for me (and he is) but I'm wondering if that's even the norm, or if most investors look over all that during the due diligence phase.
