Any lender is going to take a very dim view of you trying to steal their collateral unless they are content to abandon their lien.The best advice I can give is to talk to all parties and make sure they are OK with your plan first before you pay out any money to anyone.

Upgrade lighting if there's any dimly lit areas, install ceiling fans in all bedrooms, replace toilet if its old, new locks on all exterior doors keyed alike, new numbers on mailbox if the other ones are ratty, make sure everything works, no faucets drip, smoke alarms all working and in all the places they're supposed to be.

On my first purchase (personal home) inspector went to the water heater and it wasn't lit and inspector didn't even try to light it, so he just checked the box as 'needs addressed' and moved on.The only other time I had an inspection on a purchase: inspector noted a few missing shingles with no more comments other than missing.

The landlord was outside, and she said she'd lit candles in the main part of the house, then went down into the basement, leaving the candles unattended, and that was what caused the fire.

Now the lights start dimming because more power is being drawn than what's available.I don't think use from one unit would trip breakers in another, unless the wiring was really wonky.
