This property’s location in South End is a major win—walkability to shops, restaurants, and the light rail makes it very desirable.

My point is cash flow is only one source of return on RE and in my opinion the least desired because it gets taxed annually.  

Keep moving the goal posts back until the desired outcome is achieved. 

Additionally, how are you navigating the refinance stage, with lenders tightening up are you still Able to generate your desired profit by refi?

I also suspect that most can recognize having occupancy gaps filled by an alternate OTA is a positive outcome. you can stay on a single OTA if you desire or you can follow the advice of the experienced posts that suggest otherwise.  

You'd be surprised, sometimes there are buyers who just want to own a piece of land, even if it's not the most desirable and of course price is a factor.
