I just recently purchased my 4th multi-family property this summer and now I am debating what my next step should be.

As I continue to save and approach an acceptable down payment threshold, I am debating a few things and looking for some advice/insight. 1.

I am debating should I buy 2 bed 2 bath condo or 2 bed 1 bath will work as 2 bed/2.bath. current 2 bed 1 bath we want to phrachse, is on good location.

That's pretty rare that it would come in under the current price, normally like Jack said, they will give you some type of rent increase, even if it's not the full amount you requested.But it's a completely different existential debate about Section 8 and whether they're really that much more high risk than traditional cash tenants.  

You deem it wrong from your POV - which is fine, and part of what makes the country great that we can have a difference of opinions and debate the merits of various opinions/ideas.I’ve experienced it both ways - as a landlord I can get more money in my pocket, always welcome - but I’m also not buying something if it’s not cash flowing.  

Easier to repair:   Now this one is debatable only because there are two units vs one, but hear me out.
