You can delay the sales of the properties for your convenience.If you put all the properties on the market now and one property gets under contract before the others, you can sing into the contract that you can potentially delay the closing date by a certain amount of days.Best of luck!

Connect with the case worker for that tenant ensure you get a courtesy copy of notices they receive from S8 so you're in the loop about recertification dates, etc.Confirm the information above w/ your State S8 office but I can't imagine they won't allow you to charge late fees.

A lot of universities have students that need mid term housing due to graduation dates, mini semester programs, etc. and I've found if you approach them and offer them a solution to this problem, they are willing to work with you and help send business your way.

Fellow STR owner/manager from TX.I do think there is value in having some pre guest documentation in the event that you have a guest come in and make false claims about cleanliness, etc.

They keep giving me fake dates through the whole month of February when I would be clear to close.
