I'm located in the Grand Rapids, Michigan area and am open to properties basically anywhere in southern Michigan (anything south of Muskegon from Lake Michigan to Lake Huron is fair game imo.)I now have a fairly large nest egg of cash beyond all of my other investments (stocks, bonds, treasuries, crypto) and I want to turn that cash into a real estate investment or investments and I think my deep background in tech, systems, and marketing should be able to help me substantially.It seems to me like BRRRR on multifamily units makes the most sense, but I'm open to suggestions.I'm basically retired at this point as the only work I do each week is 3-4 hours of consulting for larger tech companies and I'm on a couple advisory boards.What are the best first steps in building a team and creating the systems necessary to start making deals?

@Aspen JayAs an investor, and multifamily investment broker I have been on both sides of the coin.

Never had an issue in the past with a tenant of 10+ years but they recently moved out and we are trying to figure out the best way to add something in the lease just in case someone goes nuts with utilities(tries mining crypto or something that would run up the bill a crazy amount).

Or put it into crypto or something if you want to play the high-risk/high-reward game.

Purchase 2 million of real estate for flips or rentals. 50k into crypto.100k into stocksBuying discounted businesses. 

I have also explored Puerto Rico as many crypto companies and young millionaires are moving there.

I would become a pastor, raising money for crypto.

Then I became the guy collecting the check long before the term house hack was coined.

Although, I must say that back in the 2003-era when I first bought my townhome, it wasn't coined "house-hacking".
