There is a reason it's high risk/high reward--  it's a shark tank, and you need leather skin to handle it, because sometimes it's really, really dark.  

. $1500 for the leather couch, $60 for small print out artwork and $200 for the large hand painted artwork over couch, bedframes I got from a startup called Thuma which is solid wood high quality easy to put together yourself for $995 each compared to $1500+ at stores for comparable quality, I highly recomend Thuma and no they don't pay me to say this haha. 

cloth is usually better than leather

My uncle makes leather shoe soles.

If I was to design furnishes, it would be leather and dogs playing poker, with some John Wayne pics, lol. 

Shoe leather is cheap.

Jay - thank you for the kind words - it is good to know another developer in Baltimore - my son and I build a 11,000 sf night club/bar on Charles Street, The Baltimore Eagle Leather Bar, it is producing $18,000 a month net-net, we are about ready to build another club, it will be called the New Hippo it will be about 15,000 s.f. dance club, a few years ago we built Joe Squares Pizza on North Ave at Maryland  Ave.

I'm sure you can't sit in front of a computer and get all the answers you need, it takes shoe leather and phone calls IMO.
