If you have 30 years uninterrupted with no complaints or major complaints I have never had a complaint and have been licensed 50 years once you hit 70 no longer need to do CE just pay the fee every 4 years :) 

Everything seemed great until the HOA implemented a cap on rental properties due to complaints about absentee landlord's.

While you can have a checklist of income, credit score, criminal background, landlord reference, etc, to me the bigger tell of good versus less than good tenants came from all the interactions prior to leasing.  

Although, for it to be a criminal trespass.. something that will actually hold up, he would have to be present with the police there.

Mark, For all your complaints about people not contributing good advice here... you know the people you're invested with are still raising money and the fact that they've paused distributions, for any reason, is highly important information to any potential investor. 

Recently got a complaint from the HOA that multiple people were coming in and out of the unit, I'm hoping this is a breech of lease and my attorney and I can get her out. 

It's like when you're running a business - you sometimes learn way more from dissatisfied customers and their complaints, so, please, don't stop there, if you have more to add, add it!

If there were complaints from neighbors, for any reason, that's also a rejection.
